Improvements Spread Throughout the Whole Software

  • Attach files to any account or transaction
    • You can now attach files to accounts (owners, tenants, suppliers), work orders, CC&R and also to any transactions
    • You can browse to the file to be attached or scan it directly into Condo Manager!
  • All screens have been redesigned to increase their usability
  • The menus of the main screen have been enlarged to simplify clicking on them

New Functionalities

  • Covenants, Conditions, and Restrictions (CC&R) Violations Tracking
    • Track CC&R violations from within Condo Manager.
    • Define CC&R rules and the actions to be taken by the owner to resolve them
    • Include the CC&R article text in the CC&R rules
    • Select letter to be sent to the owner for the different steps of CC&R resolution and assign fees to charged to owner (optional)
    • Print inspection reports & CC&R history reports
    • Attach files and photos to CC&R violation records

     

  • Collection Module
    • Track bad payers and their collection
    • Easily select which owners should be put in collection
    • Define steps to be taken when an owner doesn't pay on time. Each step may have a letter and fees assign to it
    • Define the delay between the different steps (in days)
    • Define automatic remainders for some or all of steps
    • Define at which step you should stop accepting payments from the owners
    • Manage owner's payment plans

Improvements to Financial Statements

  • Personalized arrangements
    • Create an unlimited number of personalized arrangements allowing to group accounts by any category you want to have. (ex.: Short term Assets, Fixed Assets…).
    • Choose which columns you wish to include in the financial statement (up to 6 in the same financial)
    • Multi-level group of accounts with automatic totals (without having to create master accounts)
    • Move groups and accounts across the financial
    • Change the financial name and the column name
    • Change the name of the account for the arrangement only
    • Round amounts in financials (optional)
    • Insert page breaks, sub title and footnote
    • You may add a "Confidential stamp" in the background of the financials

     

  • Budgets
    • New pie chart and bar graph reports for budgets
    • Next year budgets can now be entered before closing the year.
    • Use the arrangement from the revenues & expenses statement in the budgets

     

  • Complete Financial Statements (now called Monthly Reports)
    • This screen enables you to print all the reports you give to the board each month (or quarterly...) with one click of the mouse
    • Print or send by email for one or all your associations at the same time Cover page (use the template provided or create you own)

    • New screen to pay invoices and print checks in batch. Pay all your invoices and print all your checks in one click of the mouse!

  • Payable Invoice Registering
    • The address of the supplier is now displayed once the supplier is selected
    • You can attach file to the transaction so you can produce a list of paid invoices with the actual invoice images attached to it!

  • General Transaction
    • New wizard to help you make general transaction

 

Improvements to the ‘Owner’ Screen

  • It now displays all payments the owner must do regularly;
  • New tab ‘Resident’ to record all people living in the unit (with age, handicap, etc...);
  • New tab ‘Parkings’ allowing recording vehicles that can be parked there;
  • New tab ‘Attached File’ to attach files to the owner’s profile;
  • New button allowing displaying the owner’s communication history with a single click;
  • New button allowing displaying the work orders related to the displayed owner;
  • New button "Unit Sale" allowing to instantly access the ‘unit sale’ screen from the owner’s screen.


Improvements to the ‘Tenant’ Screen

  • New link to the unit the tenant is living in;
  • New tab ‘Resident’ to indicate all people living in the unit with their age, handicap, etc...;
  • New tab ‘Parkings’ allowing to record all vehicles authorized to be parked there;
  • New tab ‘Attached File’ allowing to attach any file to any tenant’s profile;
  • New button allowing to attach a file directly in the tenant’s communication history;
  • New button allowing to display the work orders related to the displayed tenant.


Improvements to the ‘Unit’ Screen

  • New links to instantly access the owner or tenant of the unit;
  • New tab ‘Attached File’ allowing to attach any file to the unit profile;
  • New button to instantly display the work orders related to the displayed owner.


Improvements to the ‘Association’ Screen

  • New tab ‘Attached File’ allowing to attach any file related to the association;
  • You can now type yourself the amounts for maintenance fees instead of having them automatically calculated with fractions (especially useful for HOA);
  • New button ‘Insurance’ to record the information of the insurance company and policy and its renewal due date.
  • New "On Call" form to resume in one sheet of paper every info you need when you go on a property site.

 

Improvements to the Billing of Maintenance Fees

  • New ‘annually’ period is now allowed.

Improvements to the Account Statement Function

  • New buttons to scroll among months (Previous and Next) without having to change the dates at the top;
  • You can now use a personalized format for your account statements (using your logo, colors, text, etc.);
  • You can now exclude the owners paying by electronic pre-authorized payments (if wanted);
  • You can now produce a PDF file including all individual statements to have them printed by a third party if desired;
  • Screen design reviewed to edit email text more efficiently.

 

Improvements to the Transaction Modification

  • Possibility to modify several things within the same screen including the check number.


Improvements to the Integrated Word Processor

  • A new menu has been added to insert the name of any board members;
  • A new menu has been added to insert the name of a resource person for the managing enterprise;
  • New fields for:
    • Day, Month, Year of the current date and End of Month Date;
    • Amounts already recorded within any invoicing group;
    • Condo Manager Web site connection information.
    • Next Regular Invoicing Date


Improvements to the Quorum or Vote Calculations

  • A new field ‘’Note’’ can be added to the vote file.
  • You can now have a multiple vote calculation (useful for voting several members of the board at the same time).


Improvements to the Report Function and Labelling Function

  • New account listings
    • Listing without any account balance;
    • Listing without any account balance (for Receivables & Payables only);
  • Several new miscellaneous listings
    • Listing of residents (no matter if they are owners or tenants as far as they live there);
    • Listing of all handicapped residents (with their handicap);
    • Listing of pets (with several kinds of information as well as city license number);
    • Report and a graphic which lists individual owners versus investors or promoter;
  • Payment Coupons
    • It is now possible to add late fees directly when printing the payment coupons

Improvements to the Work Order and Service Request Functions

  • New possibility to add files to a work order;
  • New automatic acknowlegment sending to owner upon service request approval;
  • A new field has been added to allow recording a second telephone number to join the work site (Work orders);
  • New field ‘’Note’’ for Service Requests;
  • New option to use the same work order number series for all associations.

Improvements to the To Do List Function

  • New buttons to display the tasks for the current week or month;
  • It allows to assign a resource person to each task;
  • You can also link the task to a particular account you can easily select;
  • Option to automatically add new tasks for payable invoices;
  • Option to add repetitive tasks for one or several associations at the same time.

New Functions for our Web Site Service

  • Owners can now choose to share a part or all their telephone numbers on the Web site;
  • They can modify their own personal information directly on line. These modifications will then be captured back by the system (after approval of course) and it will modify owners’ file accordingly;
  • The Web site now allows to load the owners’ names and passwords. After, you can use the integrated word processor to send a letter advising them of their individual user ID and password.
  • Owners can now see the status of their service requests, work orders, Architectural Change Requests and CC&R Violations.
  • You can now add as many folders and sub-folders to the forms and documents folder.

Other Useful Improvements

  • Recording of Post-dated Cheques (Canada only) Received From Your Owners
    • You can now record all your post-dated checks and Condo Manager will advise you when they will be due and will propose to collect them and populate the deposit slip automatically.
  • Mouse Scrolling Wheel
    • The software now supports the use of the mouse scrolling wheel (in large grids).
  • New Menu for Managing Windows
    • It allows to close all windows with a mouse click or re-organize them rapidly on the screen.
  • New Menu to Manage Icons Available via the Configuration Menu
  • New auto-update feature downloads and installs all new version of Condo Manager for you.
